Said Receiver is authorfzed to emplay such age~ts as may be reasonably r?ecessary to carry out ' the duties oF ~his receivership and said Receiver or his agents shall be entitled to immediately enter upon ~he prop.erty which is the subject matter of this foreclosure action, Receive and take possession of all of said property and the said rents, income, ~nd profits, and ' - 1 should there be more than sufficient incdme during this receivership for the Receiver to make~=` the necessary improvements and obtain insurance coverage, then the Receiver shall apply the remaining fands toward the protection and preservation of the property including, but not necessarily limited to, the payment of taxes and • mortgage payments to the first mortgagee in order to avoid foreclosure of the first mortgage on the subject premises.
