20. Leeder ta P~uion. vpon scaleration unde~ paregraph 19 or abandonment of the Property, Lender (by
judicially appointed receiver) shall be entitled to enter upon~ take possession of and manage the Propetty and to cotlect the
rents of the Propeny including those past due. Any rents coltected by Lende~ or the ~eceiver shall be applied first to
