new interest r~te over the remaining term of the Note existing on the

3. In the event Lender exercises its option to change the
interest rate, beginninq on the fi,rst day of the month following the
Change Date, Horrower shall pay the new monthly payment as the monthly
payment. The interest rate and payment amount wila not change again.
