iarrant the title to tlie Mortgaged Property and will defend the same against the lawful claims
~f all persons whomsoever.

the maker of that certain contract dated the date hereof (the Contract) THEIR~ heire, legal
representatlves or assigns shall pay to Mortgagee the principal sum of ~12,106.51 ae

agree to pay all cosCs of collection, including a reasonable attorney's fee, upon default in
the payment of the Contract, and ttiat if default be made in the payment of any-installment
thereunder and that if such default is not made good in accordance ~ith the terms of the Con-
tract, that the entire principal sum and accrued, earned interest stiall become due and payable
without notice at tl~e option of the holder thereof; and shall perform and comply with each and
every stipulation, agreement and covenant of the Contract and of this Mortgage, then this
mortgage and the estate hereby created shall be void, otherwise the same shall remain in full
force. Maker covenants to pay tiie interest and principal promptly when due.Mortgagor covenants ~
to pay tt~e taxes and assessments on said property; to keep the improvements now existing or
hereafter erected on the property insured against loss by fire, ha2ards included Within the '

and to keep the building on said land in proper repair.
Should any of ttie above covenante be broken then the Contract and a1Z moneys secured
hereby shall,without demand,iF the Mortgagee so elect, at once become due and payable and this
mortgage may be foreclosed, and all costs and expenses of collection and reasanable attvrneys`
fees, including costs, expenses and reasonable attorneys' fees, including costs, expenses and
reasonable attorneys' fees on appeal, i£ collected by legal proceedings or through an attorney ~
at law, shall be paid by the Maker, and the same are hereby secured.
