SPECIAL WARRANTY DEED
THIS DEED, made on this day of July, 1987, Between ~
HARRY HAHAMOVITCH, as to an ur.divided 42 percent interest and i/J

JOAN THIEMANN, as to an undivided 16 percent interest and
JUNGMANN INVESTMENTS, INC., a Florida Corporation, as to an
undivided 42 percent interest, Grantor, and Brian E. Newman and
Carol J. Newman, his wife, Grantee, whose post office address is
P.O. Box 175, Strathpine, Queensiand, 4500 Australia.

WITNESSETH, that Grantor, for and in consideration of the
sum of Ten ($10.00) Dollars and other good and valuable
E consideration to Grantor in hand paid by Grantee, the receipt
~ whereof is acknewledged, conveys to Grantee, Grantee's heirs and
~ assigns forever, the following described land, situate, lying and
~ being in St. Lucie County, Florida:
Units 15 and 16, Building A, Gateway Industrial
~ Condominium, as per the Declaration of Condominfum
~ thereof, reeorded in Official Records Book 522, Page
` 1457 through 1520 of the Public Records of St. Lucie
4 County, Florida and any amendments thereto, together
with ali its appurtenances according to said
Declaration of Condominium, including but not
limited to 2.63$ share in the common elements
thereof and together with all the tenements,
hereditaments and appurtenances thereto belonging
or anywise appertaining.
Sub~ect to:
(1) Real estate taxes for the year 1987 and
subsequent years.
(2) Zoning and/or other restrictions and
prohibitions imposed by governmental authorities.
(3) Al1 of the covenants, conditions, restrictions
and prohibitions imposed by governmental autho=ities,
(4) Easements, limitations, restrictions and ~
reservations of record.
(5) All of the covenants, conditions, restrictions,
~ and other provisions of the Declaration and all
~ Exhibits attached thereto and any amendments thereto.
AND the Grantor hereby covenants with said grantee that the
'grantor is lawfully seized of said land in fee simple; that the
grantor has good right and lawful authority to sell and convey
said land, and hereby warrapts the titie to said land and wiii
defend the same against the'lawful claims of al]. parsons claiming
by, through or under the said Grantor.
