The variance requested arises from a condition that is not unique and peculiar to the land, structures and buildinge in- volvedF that considering the particular phyaical surroundinge, the shape, and topographical condition of the specific property " involved, an unnecessary hardship for the owner, lessee, or occupant would not result, as distinguished from a mere inconve- nience, if~ the provisions of Section 3.4.000 are litarally en- forced; that it is a condition ordinarily found in the same area, and the condition is created by an action or actions of the ~ property. owner or the applicant in that no County regulatian requires ~wo (2) gasoline service islands. It is, in this Board's opinion, conceivable for a successful business operation to locate on this property in compliance with.all County Regula- _ tions. b. The granting of this variance will impair improvements . in the neighborhood in which the subject property is located in that restrictions an future road construction,. as identifisd in the County's Thoroughfare Plan, could result. c. The var~.ance granted is not the minimum variance that will make possible the reasanable use of the land, building, or structures in that one set of service pumps and accompanying canopy could be constructed in compliance saith all applicable setbacks. d.
