The variance requested arises from a condition that is unique and peculiar to the lsnd, structures_and buildings in- volved; that the particular physical surroundings, the shape, or topographical condition of the specific property involved, would result in unnecessary hardship for the owner, lessee, or occu-~ ~ . pant, as distinguished from a mere inconvenience, if the provi- sions of Section 3.0.000 are literally.enforced; tha~ it is a condition that is not ordinarily found in the same Zoning Dis- tr3ct, and th~ condition is created by Che regulations of Section 3.0.000 of this Ordinance, and not by an action or actions of the ~property owner or the applicant in that this parcel does not have rec~uired road frontagef ho~ever, most parcels in this zoning distric~ area do have road frontage and-approval rrould permit the applicant to place a mobile hane or the property ae an accessory use to a p=oductive agricultural operation which is a reasonable ~ use.of the land and would eliminate a hardship as opposed to mere inconvenience. ~ ~ b. The granting af this variance will not impair or injure other property or improvements in the neighborhood in which the sub~ect property is located nor impair an adequate supply of light or air to adjacent public streets, increase the danger of • f ire, endanger the public Rafety, or substantially diminish or impair property va~.ues within the neigk~borhood in that the eize of the parcel euce~da 700 acres and the size along with the requirefl setback from the property line ~vill prevent any adverse impacts on ad~oining properties.
