1. The sale or transfer of the premises described -
herein, or any part thereof or any interest therein, without the
-prior written consent of the Mortgagee shall, at the option of
the Mortqagee, and without notice, forthwith render this
Mortgage due and collectable. _
2. From time to time until the principa2 stun,
interest and all other sums payable under the terms of.the Note
are fully paid, Mortgagor shall:
A. Pay and_ discharge, or cause to be paid and
discharged, any and all real estate taxes assessed against the
~ premises described herein before any penalty is due thereon.
~ ~ 8. Pay and.discharge, or cause to be paid and
~ discharged, when and as .the..same ~ha11 become due and payab2e,
alI taxes, assessments, sewer and water rents, and all other
charges and claims assessed or levied from time to time by any
lawful autharity upon any part of the mortgaged premises aad
which shall or might have priority in lien or payment to the
deb~ secured hereby;
C. Pay and discharge, or cause to be paid and
discharqed, all mechanics' liens which may be filed against said
premises and which shall or miqht have priority in lien ~or
payment to the debt secured hereby;
D. Cause to be provided, renewed and kept in
£orce such policies of hazard and liability insurance as
Mortgagee may from time to time require, upon the premises and
improvements described herein, with loss gayal~le clauses in
~ favor of Mortgagor and Mortqagee, as their respective interests
may appear; ~ .
3. Mortqagor shall maintain or cause to be
; maintained the premises and improvements subject to this
Mortgaqe in qood and substantial repair, as determined by
Mortgaqee. Mortgagee shall have'the right to enter upon the
mortgaged premises at any reasonable hour for the purpos~ of
inspecting the order, condition and repair of the premises and
improvements;
4. Mortgaqor covenants and agrees ~hat no debt, lien
or charge which would be prior to, or on a parity with, the lien
of this Mortgage shall be created or permitted to be secured
upon all or any part of the mortqaged gremises; '
5. in~the event Mortqagor neglects or refuses t~ pay
the charges set forth in Paragraphs 2 and 4 above, or fails to
- maintain the buildings and improvements as aforesaid, Mortgaqee
