the Deciaration of Condominium filed June 17, 1986 and recorded in Official
Records Book 503 at Pages 2867-2997 of the Public Records of St. Lucie
County, Florida, as amended,
together with all appurtenances thereto, inciucfing an undivided interest in the Com-
mon Elements of said Condominium as set forth in the Declaration. This conveyance
is subject to the foliowing:
1. Taxes and assessments for the year 198_7and subsequent years.
2. _ Existing zoning ordinances and regulations, conditions, covenants, restrictions,
reser~ations, limitations and easements of record, and/or existing zoning ordi-
nances and regulations, conditions, covenants, restrictivn~, reservations, limita-
tions and easements of record described in the Declaration of Condominium, if
any.
3. The Declaration of Condominium and as it may be amended by its terms, and
Exhibits attache~i thereto, inctuding without limitation the Articles af Incorpora-
tion and By-Laws of Evergreen at Pt. St. Lucie Condominium Association, Inc. ,
a Florida corporation not for profit.
4. The Declaration of Covenants and Restrictions covering South - Port St. Lucie
Units Fifteen and Sixteen dated June 28, 1974 and recorded in Official Records
Bo~k 229 at page 363 of the Pubfic Records of St. Lucie County, Florida.
The benefits and obtigations hereunder shalt inure to and be binding upon the
heirs, executors, administrators, and successors of Grantee and the Grantor warrants
title to all the premises hereby conveyed, and will defend the same against the lawfuf ~
claims of all persons whomsoever. ~
By acceptance and recordation hereaf, the Grantee specifically agrees to be
bound by and accept and assume performance of all of the applicable provisions of the
; aforesaid Declaration of Condominium and Exhibits thereto, including the restrictions
~ on conveyance, all of which wsre disclosed to the Gruntee and acknowledged by
Grantee to be reasonable.
