This Financing Statement covers the Eollowing types and
items of praperty (the "'riortyaged Property"):
All property rights of any kind whatsoever, wnether
real, personal, mixed or otherwise, and whether tangible or
intangible, descri~ed in that certain moctyaye and security
ayreement (the "MQrtgage") dated January a O, 1988, trom the
Debtor ("t4ortgagor"), as identified hereinabove, in favor of the
8ecured Party ("I~lortgagee"), as identified hereinabave,
encumbering triat certain parcel of real estate (the "Land")
situate in St. Lucie County, r^lorida, and legally described on
Exhibit "A" attached hereto and made a part hereot, togeth~r with
all r ights, pr ivileges, tenements, hereditaments, r iyhts-of-way,
ea5e«<ei~t~, appec~ciages, projections, appurtenances, water riyhts
including riparian and littoral rights, streets, ways, alleys,
inaress and egrees rights, and strips and gores of land now or
hereafter in any way belonying, adjcining, crossing or pertaining
to the Land together with all rights, title and interest in and
to the minerals, flowers, shrubs, crops, trees, timber; and 311

existing, or heceafter acquired or arising, whether located in,
~ on, pertaining to, used or intended to be used in connection with

~ (i) all "Improvements" includin~ without
li~nitation t~uildin~s and structures located or to be located on
the Lanc~ and l.andscaoin~;
(ii) all of Mortgayor's interest in "leases" and
"rents" oF the Land as provided in the ?~ortgage;
(iii) all judgments, awards of damayes and
settlernents ftom any condemnation or eminent do~nain proceeds
reyar~ing the Land, tne Improvements or any of the t•iortyaged
Property;
(iv) all insurance policies required by the
~~lortgaqe, the unearned Preiniuns therefor and all loss ~roceeds
thereoE;
~ (v) all t4ortgagor's interest in Equipment as that
terr~ is ~efined in the ~+fortgage;
(vi) all other personal property, includiny
without limitation, ~nanagement contracts, construction contracts,
arcriitectural contracts, service cont?_-acts, engineering
contracts, adve_*tising contracts, contracts f~r purchase anci sale
of any of the Land, purchase orders, equipment leases, monies in
escrow accounts, reservation agreements, prepaid expenses,
