Lender shAll give notice to Borrower prior to ~ccelerAtion followtng Borrower's breach of any corena~t or ag~eement io this Security Instrument (but not prior to acceleration unde~ pArAgraphs 13 and 17 unless applicable law prorides otherwise). The notice shall specify: (a) the detauit; (b) the actton requlred to cu~e the defautt; (c) a dste, not less than 30 days trom the date the eotice is given to Borrower, by whlch the detault must be cured; and td) that tailure to cure the detault on or before tbe date spectfied in the notice mt~y result in ~cceleration ot the sums secured by this Security instrument, foretlosure by judictal proceedjng and snle of the Property. Lender in Possession, Upon acceleration unde~ paragraph 19 or abandonment of the Property, Lender (by judicially appointed receiver) shall be entitled to enter upon. take possession of and manage the Property and to coUect the rents of the Property including ihose past due. Any ~ents callected by Lender or the ~eceiver shall be applied first to payment of the costs of management of the Property and collection of rents, including, but not limited to, receiver's fees, premiums on receiver's bonds and reasonable attorneys' fees, and then to the sums secured by this Security Instrument. 21. Release. Upon payment of alt sums secured by this Security Instrument. Lender shall retease this Security Instrument without charge to Borrower. Borrower shalt pay any recardation costs. 22. Attorneys' Fees. As used in this Security instrument and the Note, "attorneys' fees" shall include any attorneys' fees awarded by an ap~ellate court. 23, Ridets to this Security Instrument. If one or more riders are executed by Borrower and recorded together with this Security Instrument, the covenants and agreements of each such rider shall be incorporated into and shall amend and supplement the covenants and agreements of this Security Instrument as if the rider(s) were a part of this Security Instrument.
