The project consists of 15,851 square feet of existing manufacturing space and the addition of 16,500 square feet of manufacturing space for property located at 3900 Selvitz Road on 2.787 acres of property in the IH (Industrial, Heavy) Zoning District for the property described in Part B. The Development Review Committee has reviewed the site plan for the proposed project and found it to meet minimum technical requirements of the St. Lucie County Land Development Code and to be consistent with the future land use maps from the St. Lucie County Comprehensive Plan. The proposed project is consistent with the general purpose, goals, objectives, and standards of the St. Lucie County Land Development Code, the St. Lucie County Comprehensive Plan, and the Code of Ordinances of St. Lucie County. The proposed project will not have an undue adverse effect on adjacent property, the character of the neighborhood, traffic conditions, parking, utility facilities, or other matters affecting the public health, safety, and general welfare. All reasonable steps have been taken to minimize any adverse effect of the proposed project on the immediate vicinity through building design, site design, landscaping and screening. The proposed project will be constructed, arranged and operated so as not to interfere with the development and use of neighboring property, in accordance with applicable district regulations. The proposed project will be served by adequate public facilities and services. THEREFORE, BE IT RESOLVED by the Board of County Commissioners of St. Lucie Florida: Pursuant to Section 11.02.05 of the St. Lucie County Land Development Code, the site plan for the project known as Advanced Machine & Tool, is hereby approved as shown on the site plan drawings for the project prepared by The Velcon Group, Inc. Inc. dated June 29, 2001, and date stamped received by the St. Lucie County Community Development Director on August 10, 2001, for the property described below, subject to the following condition: The proposed retention/wetland incorporation area depicted on the project site plan is recognized as conceptual in nature and subject to Federal and State agency approval, if any agency approvals are not obtained or if an alternative plan is found to be more appropriate, the project mitigation plan depicted in the site plan submittal shall be amended accordingly. The property on which this site plan is being approved, is described as follows: PARCEL1 BEING THAT PART OF THE SOUTH 235 FEET OF THE NORTH 929.85 FEET OF THE WEST 385.00 FEET OF THE NORTHWEST % OF THE NORTHWEST lA OF SECTION 32, TOWNSHIP 35 SOUTH, RANGE 40 EAST, ST. LUClE COUNTY, FLORIDA, LYING EAST OF SELVITZ ROAD; AND, PARCEL2 THE EASTERLY 185.36 FEET OF THE FOLLOWING: THAT PART OF THE SOUTH 235 FEET OF THE NORTHWEST ~A OF THE NORTHWEST ~ OF SECTION 32, TOWNSHIP 35 SOUTH, RANGE 40 EAST, ST. LUClE COUNTY, FLORIDA, LYING EAST OF SELVlTZ ROAD. (Tax ID#: 2432-223-0002-000/2) CONTAINING 2.787 ACRES, MORE OR LESS. (Location: 3900 Selvitz Road) The approvals and authorizations granted by this Resolution for the purpose of obtaining building permits on this property, shall expire on November 6, 2003, unless the developer has obtained building permits for the site plan described in Part A or an extension has been granted in accordance with Section 11.02.06, St. Lucie County Land Development Code. The issuance of a building permit for a principal portion of this site plan and the completion of that permitted building or buildings consistent with the requirements of Section 11.05.01 (a)(2), St. Lucie County Land Development Code, shall maintain the right to continue with the construction of the development beyond the indicated expiration date. FileNo.: VIJSP-01-009 Resolution 01-137 Noveml- er 6, 2001 Page 2 OR BOOK 1456 PA6E 1137 1 2 3 4 5 6 7 8 9 10 11 12 13 14 15 16 17 18 19 20 21 22 23 24 25 26 27 28 29 30 31 32 33 34 35 36 37 38 39 40 41 42 43 44 45 46 The Final Site Plan approval granted under this resolution is specifically conditioned to the requirement that the petitioner, Advanced Machine and Tool, including any successors in interest, shall obtain all necessary development permits and construction authorizations from the appropriate State and Federal regulatory authorities, including but not limited to; the United States Army Corps of Engineers, the Florida Department of Environmental Protection, and the South Florida Water Management District, prior to the issuance of any local building permits of authorizations to commence development activities on the property described in Part B. A copy of this resolution shall be attached to the site plan drawings described in Part A, which plan shall be placed on file with the St. Lucie County Community Development Director. The certificate of capacity, attached as Exhibit A, shall be valid for the same period as this order. If this order expires or otherwise terminates, the certificate of capacity shall automatically terminate. A copy of this Order shall be mailed, return receipt requested to the developer and agent of record as identified on the site plan applications. A copy of this Order shall be attached to the site plan drawings described in Part A, which plan shall be on file with the St. Lucie County Community Development Director.
