25. In the event any one or more of the provisions contained in this Mortgage or in the Note shall for any rea-
son be tield to t,e invalid, illegal or unenforceable in any respecl, such invalidity, illegality or unenforceability shail, at
-1 the option uf the Martgagee, not affect any other provisions oC this Mortgage, but this Mortgage~shall be construed as if
such i~valid, illegal ar unenforceable provision had never been cantained herein ~r therein. The rotal interest payable ~
pursuant to the Note or this Mortgage shall not in any one year exceed the highesllawful ratc of interest pem~itted in the

~ 26. The covenants and 'agreements herein contained shall bind and the benefits and advantages shall inure to
i~ the respective heirs, executors, administratars, successors, and assigns of the parties hereto. Wherever used, the singu-
tar number shall include the plural, the plural the singular. and the use of any gender shall be appGcable to all genders. All '

are for canvenience inserted in this Mortgage, such additional covenants shall be read and given effect as though follawing this
