A. Assessment~. Borrower shuil promptly pay, when due, all assessments imposed by the O~+~ncrs Association or other
governing bod~~ of the Condontinium Project lherein "Owners Associs~tion") pursuant to the provisions af thc~ declaration, '
_ by-laws, code of regulations or other constituent document of the Condominium Project. ~
Li. Hazard Insurance. So long ~is the Owners Associ~tion mt~intt~ins u"master" or "blanket" policy on.the Cor.-
dominium Project which provides insur~ncc coverage against fire, hnz~rds included. within the term "exlended coverage ° and
such other hazards as i.ender mav require; and in such ttmc~unts :tnd for such periods as Lender m~~• require, then:
~ (i) I.ender wFii~~es the rovision in Uniform Covenant 2 for the mnnthly
p paymenl to ~.ender of one-t~~•elRh of the
premium installments for hazard insurance on the Property; ~
~ (ii) Borrower's obligation under Uniform Covenant 5 to maintain h.~zanl insu~ancc= coverage on the Property is
~ deemed satisfed; and .
(iii) the provisions in Uniform Covenant 5 regarding application of hazard insurance proceeds shal) be supersecle~ by ~ -
~ any provisions of the declaration, by-taws, code of'reguiations or other constituent document af the Condominium Project or of
applicable law to the extent necessary to ~~•oid 1 conflict bet~veen s;sch provisions :~nd the provisions of Uniform ~o~~enant 5. For
~ ~ any period oftime during which such hazard insurance covernKe is not ~naintained, the immediately preced~ng sentence shaU be
deemed to have no force or efi'ect. Borrower sh~ll give [.ender prompt notice of any lapse it~ such hazard insurance coverage.
~ In the event of a distribution of haza~d insurance proceeds in lieu of restoration or rep~ir following a loss to the Propertv

partition or subdivide the Properiy or consent to:
( i) the abandorament or termination of the Condominium Project, except for abandonmcnt or terniination pro~~idecl by
~ law in the ca..~e of substantial destruction by ~re or other rasualt~• or in the c<~se oi'a takin~ by condemn~tion or emirtent domain;
' - tii) any material amendment to the declaration, by-laws or cvde of regulations of the Owners Association, or
equivalent constituent document of the Condominium Project, including, but nul limited to, any <~mendment ~+~hich ~+-ould
change the percentage interesf~, of the unit owners in the Condominium Yrojec:; or .
- fiiil the effectuation of any d~cision by the Ow~ners Association lo termiiiate professinnal maRagement and assume
self-managem~nt of Ehe Condominium Project. - - .
D. Remedies. If Borrower breaches Borrower's co~•en~nts and :~greements hereunder, including the coven-
'i ~ a~st to pay wher+ dete condominium assessments, then Lender may invoke any reme4ics ~rovided under the security
~ ins±rumenf, including, but not limite3 to, those provi~ied under Uniform Coveaant 7.
