30. Ass~nment of Rents; Appointanent of ReceJver. ~ As adJitianal security hereunder, Borrower hereby assi~ns to
i.ender the rents of 1he Pr~perty, provided that BormW~er shall, prior to acccleratian under paragraph 18 hereof oc abandon- ,
ment af the Properry, have the right to collect and retain such rents as lhey become dua and payable.
Upon acceleration ~under paragraph 18 l~ereof or abandonment of the Aroperty, Lendar shall b~ entitled to have a ~
receiver appointed tsy a caurt to ente~ u}wn, tak~ passession of and manage the Prope~ty ar.d to collect the rents of the
Prcperry, including tho~e past due. Al) rents collected by the receiver shaN. be applied first to payment of the costs of
management of the Property and collection of rcnts, including, hut not limited to, receiver's fees, premiums on receiver's
. honds and reasonable attorney's fees, anci then to the sunis secured ~y this Morigage. The receiver shall be liable to account
only far those rents actually received. ~ . . -
21. Future Advancea. Upon request by E~orrow•cr, l.ender, at l.ender's option within twenty year~ from the date of this
Martgage, may make Future Advances to Borrower. Such Futu~e 4dvances, with inlerest thereon, shall be secured Uy tisis
I?fortgage when evidenced by promissary notes stating that said r.otes a~e secured hereby. At no time shal! the principal
amount ot tha indebtedness sec~red by this Mortgage, not including sun:s advan4ed in accordance herGwith to proteci the
security of this Mortgage, exceed the original amount of the Note plus USS NONE
~ 22. RekASt. Upon payment of all sums secured by this Mortgage, Lender shall release this Mortgage without charge
