Maintain, repair and rep~ace, at his own cost and expense and in accordance with the ~.ul.es and Regulations promulga~ed by the Association, al1 portions of his _ Unit requiring maintenance, repair, or replacement, including, but not limited to, air coraditioning and heatirig equipment, hot water heaters, and all other.appliaiices and equipment (including any facility and connections required to provide u~ility service to serve his Unit and no other); paint, decoxate and finish interior surfaces o£ perimeter walls, interior walls, ceilings and floors of the Unit, the cancrete flaors and inter~or suriaces o£ the exterior wa11s of the patio aerving his Unit; and replace all screens, windows, and plate glass installation (including glass doors) forming a portion of the perimeter of the Unit; and pay for any utilities which are separately metered to his Unit; provided, however, th~t no Unit Owner sha11 make any alteration, repair, or r~placement, nor place any screens, windows, glass panes, jalousi~s or other enclesures on patios or any othex parts o£ the Common Elements, Limited Common Elements or Condominium Building without the prior written approval of the Board of Administration. : Section 4. Conformity with Declaration of Condominium and Articles of Incorporation. Neither use nor permit the use of his Unit for any purpose other than as permitted by the Declaration of Condominium and in conformity with the Articles df Incorporation of the Association. Section 5. Conformity with By-Laws and Rules and Regulations. Conform to and abide by the By-Laws and Rules and Regulations of the Association which may be adoptec~ in writing from time to time by the Board of Administration of the Association or its designee relative to the Condominium,.the Units, the Common Elements or the use thereof. Section 6. Compliance With Laws. Comply with all laws, . order~, codes, and rec~ulations of federal, state, county, munici- pal, and other governmental autk~orities relative to the operation or u~e of his Unit. Sectinn Nuisance. Neit~ier use nor permit the use of ~ his Unit or the Condominium Property in any manner which will be disturbing or be a nuisanee to othex~ Owners, or in any way be injurious to the reputation of the Condominium. Section 8. Noise. Exercise extreme care to regulate the use and occupancy af his Unit so as not to disturb oth~r persons occupying Units within the Condominium Property and to minimize noises including but nat limited to noises from the use of musical instruments,.radios, television sets, amplifiears or other loud- speaker devices in said Unit. Section 9. Storage of Dangerous Substances. Neither store nor keep any in£lammable, combustible or explosiv~ fluids, chemi- cals or substances (except those sold and required for normal ~ household use) in any Unit or storage area or elsewhere on the Condominium property. Section 10. Struc~ural Changes. Neither make nor permit any structurdl ~hanges or alterations in his Unit without prior written consen~ of the Board of Adm~nistration. s ~i ~ Section 11. Pets. Neither keep nor maintain birds, fish or 4; other animals in or about the Condominium Property except in ?~j accordance with the following: - . i, 4? ' A.
