Dogs and cats shall not be permitted ; outside of their Owner's Unit unless attendPd by an adult. Dogs and ~ats shall be hand carraed in covered or enclosed por~ions of the Common Elemerits and shall be kept on ~ leash not more than six (6) feet long on or about all other portion~ of the Common Elements. Said dogs and cats sh~ll only be walked or taksn upon those portions of the Cammon Elements designated by the Association from time to time £ar such purpose. In no event shall a dog or cat: (i) be kept on the Condomiriium Property or in any Unit without prior registra- tion with the Board which reqistration shall describe the animal in reasonable ~etail or by idenfication tag and (ii) be allowed to be walked or taken on or about any r~crea- tional facilities contained within the Condominium Property. Replacement pets shall not be permitted. B. Small domestic birds, fish and other animals which are kept within the Unit at all times, if approved in writing by the Board may be kept in the Uni~ts except that no animal may be kept for c~mmercial purposes. C. No pet shall be al~owed to commit a nuisance in any portion of the Condominium Proper~y, including but not - limited to the Units, so as to interfere with the peaceful enjoyment o£ other Unit Owners. In the event any pet is found by the Association to constitute a nuisance, the Association shaZl be entitled, in addition to any other rights and remedies it may have, to require the permanent removal of the pet from the Condominium Property upon three : (3) days notice. Section 12. Insurance. Neither permit nor suffer anything ta be done or kept in his Unit which will~increase the insurance rates on his Unit or Common Elements, or which will abstruct or ' interfere with the rights of_ othe~ Unit Owners or disturb them by unreasonable noises or atherwise or permit or commit any immoral or illegal act in his Unit or upon the Coirunon Elements. Section 13. Unit Access. Allow the Board of Administr~tion - or the agents and employees of the Association or the management company, ~f any, to enter any Unit for the purpose of maintenance, inspection, repair, or replacement of the improvements within the ~ Units or the Common Elements, or to determine whether any violation of this Declaration or of the Articles and By-Laws or of any Rule and Regulatior. pertaining to this Condominium is being committed. Section 14. Locks. Neither alter any lock nor install any ~ new lock without the prior written consent of the Board of Adminis- tration. In order to insure proper access, the Association may retain a pass-key to aIl Units, and if consent is given to alter or install new locks, the Uni~ Owner shall provide the Assoeiation with the proper key or keys. Section 15. Signs; Antennas. Neither display upon the ~ Common Elements or his Uni~, signs, adv~rtisemen~s or notices of ~ any type nor erect exterior antennas and aerials except as provided in regulations promulgated by the Association or in acccrdance i_:' with the prior written approval of the Board of Admin~~tration. Section 16. Ftindows and Glass Doors. Neither install nor maintain any aluminum foil or other reflective substance on any window or glass door except such as is approved by the Board of ~ Administration for energy conservation purposes.
