The Association shall pay for and be responsible for plumbing and electrical repairs within the Common Elements. Section 18. Taxe~. File a re~urn on his Condominium Parcel for the ~urpose of ad valorem taxes to the respective ~axing authorities having jurisdiction for separate assessment against hi s Condominium ParceJ~ . S~ction 19. Parking Spaces. Use only such parking space(s) as is specifically assigned to him or designated for general use. ~ Section 20. Trucks, Boats, Tr.ailers, etc. Neither bring any truck, boat, trailer, bus or recr~ational vehicle nor allow : same to be brought upon the Condominium Property without prior written consent of the AssACiation which consent may be withheld without reason so long as the Association's discretion is consis- tently applied. ARTICLE X GUESTS - A. For purposes of this restriction, anyone who is not a registered Owner af a Unit and who stays overnight at a Unit shall be a guest, except for members of the Owner's family. All guests shall register with the Manager or the Association and thereby agree to abide by the reasorxable rules of the Association. For this purpose, the Owner's family shall be and include: spouses, ck~ildren (including stepchildren ar grandchildren), parents, brothers or sisters, as well as the spouses and children of the relatives named in this sentence. The regulation and limitations as to guests set forth herein shall apply to all guests except those who are visiting a Unit Owner or a member of his family who is then in residence.("in residence" for this purpose shall mean that one of the Owners or a member of his family is physically present during eighty percent (80%) of the days that the guest i.s occupying the Unit). ~ B. Other than family members or those guests who are exempt by virture of the precediny provisions, visits to any particular Unit (i.e. when family members are not in resid~nce for eighty percent (80%) of the days of the visit) can be commenced by no more than two (2) groups of guests wi~hin any year for a period not ~exceeding fifteen (15) days per group. A majority of a quorum of the Board of Administratipn of the Association may waive the requirements of this section upon written reqi~est and shall not unrea~onably withhold that waiver, particularly when applied to those relatives of the Owners who are not specifically named above. C. For purpases of the Guest Restriction established ? . by th~.s Article, corporate Owners sha11 be required to designate only one person as the "Owner" and the restriction shall apply as to tha~ particular p~rson. F~ designation by the corporation shall be irrevocable for a period of twelve (12) mon~hs following the time it is made, with the single exception being the death of - the person so designated. The person so designated need not for this purpose be an officer of the corporation. With-respect to Units whi~h are okmed by more than one individual, the Guest Restriction shall be applied cumulatively (i.e. the permitted number of groups of guests shall be permitted for the unit, and nr~t for each Owner, during the applicable period).
