In !he event any one or more of the provisions contained in this Mortgage or in the Note shall for any rea- ' son be held to be invalid, illegal or unentorceable in any respc,ct, such invalidity, illegality or unenforceability shall, at the option of !he Mortgagee, not affect any other provisions of this Mortgage, but this Mortgage shall be construed as if such invalid, iilegal or unenforceable provision had never been contained herein or therein. The totai interest payable pursuant to the Note or this Mortgage shall not in any one yearexceed the highest lawful rate of interest permitted in the State of Florida. 26. The covenants and agreements herein contained shall bind and the benefits and advantages shall inure to the respective heirs, executors, administrators, successors, and assigns of the parties hereto. VNherever used, the singu- • lar number shall include the plural, the plural the singular, and the use of any gender shall bc applicable to all genders. All ' covenants, agreements and underlakings shall be joint and several.
