prior to entry of a judgmont en(orcir~g this Mortgage if: (A) Borrower pays Le~dcr all sums which woufd bc then duc ander ~
th~s Mortgage, the Notc and notes stsuring Future Advances, if any. had no acceleration occurred; (b) Borrowcr cures
all breaches of any other cavenants or agreements of Borrower contained in tliis Mangage; (c) Borrnwer pnys all re~sonable
expenses incurred by Lende~ in cni~rcing the covenants und agrecments of Borrower containecl in this Mortgagc and in
er~forcing ~ender's remedies as provided in pacagraph IR hereaf, including, but not limited to. reasonablt attomey's fees; and
(d) Borrower takes such action as i.ender may reasonably require to assure that the lien of this Mortgage, I.ender's inte~rst
in the Property And Horrower's obligation to pay the sums secured by this Mortgage shall continue unimpaired. Upon such
pa~ment and cure by Borrower, this Mortgage and the obligations secured he~eby shall remain irt full force and effect ax if
~ no accelerution had occurred.
~0. Asst~nment oi Reats; Appointment of Recstver. As additional secnrity hereunder, Borrower. hereby assigns to
Lender the rents of the Property, prov+ded that Borrowe~ shall, prior to scceleration tmder paragraph 18 hereof or abandon-
me~t of the Property, have the right to collect and retain such rents as they become due an~payable.
. Upon ncceleration under parAgraph 18 hereof or abandonment of the Aroperty, Lender ~shall be entitled to have a
receiver appointed by a ~ourt to e~ter u~.on, take possession of and manage the Property and to collect the rents of the
Propt;rty. including those past due. All rents collected by the receiver shall be applied first to paymer.t of the costs of
management of the 1'roperty a~d collectian of rents, including, but not limited to, receive~ s fees; premiums on receiver's
" bonds and reasonable atto~ney's fees, and then to the sums secured by this Mortgage. 'il~e receiver shall be liable to account
only for those rents actualty received. ~ ~
21. Future Advances. Upan request by Borrower, Lender, at Lender's option within twenty years from the date of this
Mortgage, may make Future Advances to Borrawer. Such Future Advances, ~ith interest thereon, shall be secured by this
' Mortgage when evidenced by promissory notes stating that said notes are secured hereby. At no time shall the principal
amount of the indebtedness secured by this Mortgage, not in~luding sums ad~anced in accordance herewith to protect the
security of this Mortgage, exceed the origina) amount of the Note plus USS........~~~ ~
22. Rele~e. Upon paymenl of all sums secured by this Mortgage, Lender shall release this Mortgage without charge ~
to Borrower. Borrower shall pay aU costs of recordation, if any.
23. Ahorney's Fees. As used in this Mortgage and in the Nute, "attorney's fces" shall include attorney's fees, if any,
which may be awarded 6y an appellate court. . '
