PARTIAL RELEASE OF MORTGAGES
AND RELATED DOCUMENTS
WHEREAS, HARBOR FEDERAL SAVINGS AND LOAN ASSOCIATION
(hereinafter referred to as "Mortgagee"), is the owner and holder
of certain Mortgages and Security Agreements (hereinafter referred =
to as "Mortgages"), dated April 22, 1983, recorded in Official ~
Records Book 399, Page 1330, Public Records of St. Lucie County, ~
Florida; dated April 20, 1984, recorded in Official Records Books ~
429, Page 2845, Public Records of St. Lucie County, Florida; and
dated May 7, 1985, recorded in Official Records Book 463, Page
2653, Public Records of St. Lucie County, Florida; and
WHEREAS, the above referenced Mortgages were executed by
Harbour Ridge, Ltd., a Florida Limited Partnership, as Niortgagor,
(hereinafter referred to as "Mortgagor"); and
WHEREAS, Mortgagor has requested Mortgagee to release the
premises hereinafter described, being a part of the mortgaged
premises, from the lien and operation of the 1Kortgages.
NOW, THEREFORE, Mortqagee, in consideration of the premises ~
and the sum of Ten Dollars ($10.00) paid by Mortgagor at the time
of execution hereof, the receipt whereof is hereby acknowledged, ~
does remise, release, quitclaim, exonerate and discharge from the ~
lien and operation of the Mortgages, the land and improvements to
the extent that it is part of the property encumbered by the
Mortgages described as:

UNIT 16, SWEETBAY VILLAGE, HARBOUR RIDGE PLAT NO. 8, according ;
to the Plat thereof on file in the Office of the Clerk of the ~
Circuit Court in and for St. Lucie County, Florida, recorded ~
in Plat Book 26, Pages 6-6E. ~

~ TO tiAVE AND TO HOLD the same, with the appurtenances, to the
Mortgagor freed, exonerated and discharged of and from the lien of .
the Mortgages, and every part thereof to the extent that it is a ~
part of the property encumbered by the Mortgages, provided, that ~
~ nothing herein contained shall in anywise impair, alter or diminish
~ the effect, lien or encumbrance of the Mortgages on the remaining ~
~ part of the property encumbered by such Mortgages, not hereby ~
~ released therefrom, or any of the rights and remedies of the holder ;
? hereof. ~

j This instrument shall also operate as a partial release of
~ Mortgagee's security interest in the property described in those
certain Financing Statements recorded in Official Records Book 399,
E Page 1338, and Amendment thereto recorded in Official Records BoQk ;
~ 595, Page 1817, Official Records Book 429, Page 2861, and Amendment ~
thereto recorded in Official Records Book 599, Page 1822, and ~

Official Records Book 463, Page 2668, and Amendments thereto ~
` recorded in Official Records Book 566, Page 1827, and Official 5
~ Records Book 595, Page 1811, all Public Records of St. Lucie ~
~ County, Florida, to the extent that the property described in the ~
~ Financing Statements is part of the property hereby released. This
= instrument shall also operate as a partial release, as to the
~ proverty released hereby, from the terms and grovisions of those
certain Collateral Assignments of Leases, Rents and Profits
recorded in Official Records Book 429, Page 2855, and Official
Records Book 463, Page 2663, and from the terms and pravisions of
that certain Extension Agreement recorded in Official Records Book
472, Page 730, that certain Consolidation, Extension and
Modification Agreement recorded in Official Records Book 493, Page
456, that certain Promissory Note Modification and Extension
Agreement recorded in Official Records Book 595, Page 755, as
amended by Extension Agreement recorded in Official Records Book
595, paqe 780, and as further amended by that certain Subordination ~
Agreement recorded in Official Records Book 595, Page 1979, all '
Public Records of St. Lucie County, Florida, to the extent that the
