` COMMERCIAL LEASE
. THIS LEASE is entered into this day of ~~r~,
1987, by and between N~RMAN A. KELLY and VEREEN L. KELLY, his
wife, of 2899 S.E. Pine Valley Road, Port St. Lucie, Florida
33452, hereinafter called "Landlord,' and PORT-A-PUTT, INC., a
Florida corporation, and MICHAEL G. PIZ2ARELLI and MICHELE V.
PIZZARELLI, his wife, of 1302 Birmingport Court, Port St. .
Lucie, Florida 33952, hereinafter collectively called
"Tenants.'
1.0 PREMISES. Landlord hereby leases to Tenant and
Tenant hereby rents from Landlord the real estate, together
with'buildings and improvements located therean, collectively
called "Premises," more particularly described as follows:

Commencing at a point 200 feetfSouth of the
Northeast Corner of Lot 1, in elock 4, Section 12,
Township 37 South, Range 40 East, according to the
Plat of ST. LUCIE GARDENS SUBDIVISION, recorded in
Plat Book 1, Page 35, of the Public Records of St.
Lucie County, Florida; thence run South 100 feet
_ along the East line of Lot 1; thence run West
parallel with the North line of Lot 1 a distance of
446 feet to the Point of Beginning; thence continue
from said Point of Beginning Westerly along a
continuation of the same line 411 feet, more or
less, to the East right-of-way of U.S. Highway 1;
thence Northwesterly along the said highway
right-of-wa~ 113 feet, more or less, to a Point of
Intersection with a line 100 feet due North of the
South line of this tract; thence East 458 feet, more
or less, along a line parallel with the North line
of Lot 1; thence South 100 feet, more or less, to

~ 2.0 TERM AND RENEWAL OPTIONS. The ~eirm of this lease
~ shall be one year eginning March , 1987, and ending at
~ midnight on February 29, 1988. Provided, however, Tenants
~ shall have a sixty (60) day cancellation privilege during the
E first year of this lease. Upon the exercise of such privilege,
~ Tenants shall be relieved of the obligation to pay rental
beyond the sixty (60) day period, provided Tenants have also
; vacated the property an or before the expiration of the sixty
~ (60) days. Tenants shall also have an option to extend this
lease for four (4) successive periods of one (1) year each
after the expiration of its original term on the same terms as
this lease, except that the rental shall be as hereinafter set
~ forth in paragraph 3.0. Tenants shall give the Landlord
~ written notice of their intention to extend the lease at least
sixty (60) days prior to the expiration of the original and all
~ successive renewal terms.
~ 2.1 QUIET ENJOYMENT. Upon payment of the rent and upon
~ observance an per ormance of the terms, covenants, and
, conditions provided in this lease to be kept and performed by
Tenant, Tenant shall peaceably hold and enjoy the premises for
the term of this lease without hindrance or interruption by
Landlord or any other person or Fersons lawfully or equitably
claiming by, through, or under I,andlord; provided, however,
that Sunbelt RV shall have the right to share possession of the
Premises with Tenant through March 15, 1987, and to continue
~ operating its business from the Premises through that date, it
~ being understood that until that date Tenant shall share office
~ space with ~unbelt RV and use the Premises in any manner that
~ dves not intecfere with the existing business operations of
Sunbelt through March 15, 1987. Thereafter, Tenant shall have
~ sole posssession of the Premises. '
