Tenant acknowledges t at t e premises ave een examined and that Tenant is familiar with the condition thereof, and relying solely on such examination, Tenant agrees to accept the . premises in their present condition. 6.1 MAINTENANCE OF IMPROVEMENTS. Tenant shall, throughout t~e term of this ease, at its own expense, and without any expense to Landlord, keep and maintain the Premises, including all buildings and improvements of every kind which may be a part thereof, and all appurtenances . thereto, including sidewalks and parking areas adjacent thereto, in good, sanitary, and neat order, condition, and repair, and, except as hereinafter specifically provided, restore and rehabilitate any improvements of any kind which may be destroyed or damaged by fire, casualty, or other cause whatsoever. Landlord shall not be obligated to make any repairs, replacements, or renewals of any kind, nature, or description whatsoever to the demised Premises or any buildings or improvements thereon. ' 6.2 MAINTENANCE OF FIXTURES. At all times during the term of this ease, the Tenant shall, at its exp~nse, keep all trade fixtures and equipment located on the premises in good condition and repair, and except as hereinafter specifically provided, restore and rehabilitate any fixtures or equipment of any kind which may be destroyed or damaged by fire, casualty, or other cause whatsoever. 7.0 IMPROVEMENTS. At Tenant's sole expense, Tenant shall have t e r g t to clear the Premises of trees and growth, perform grading and filling on the Premises, erect a chain link fence or fences on or around the Premises, construct any culverts, paint the exterior of any buildings on the Premises and remodel the interior of such buildings with paint, wallcoverings, window treatments and carpeting. 8.0 ALTERATIONS AND LIENS. Tenant shall not make or permit to be made any alterations, changes in or additions to the premises without the prior written consent of Landlord. i 8.1 CONDITION OF PREMISES WHEN LEASE EXPIRES. Upon the ! termination or the expiration of the term of this lease, Tenant ~ shall quit and surrender the premises in good order, condition ; and repair, reasonable wear and tear excepted, and Landlord ~ shall at that time have the option to require Tenant to remove from the premises at Tenant's expense all or any part of the ~ improvements placed on the premises by Tenant, with the ~ premises thereafter to be restored to its previous condition at ~ the expense of tenant. ~ 8.2 IMPROVEMENTS REVERT TO LANDLORD. Upon termination ~ or expiration of the term of this lease, all installations, ~ alterations, additions or improvements, except trade fixtures, ; made in the premises by or for the Tenant shall become the ~ property of Landlord at the option of Landlord, and unless ~ Landlord shall exercise the power to compel removal pursuant to subparagraph 7.1 of this lease, all trade fixtures left upon ~ the premises after termination or expir~tion shall become the F property of Landlord and shall be surrendered with the premises as a part thereof. 8.3 LIENS.
