the Estate of JOSEPHINE K. TAYLOR, deceased

1. LIEN - PROPERTY
The MORTGAGOR hereby grants a specific lien in favor of the
MORTGAGEE to secure the payment of all money naw awed or
hereafter awed to the MORTGAGEE, or its assigns, by the MORTGAGOR
on the following described real property in MarCin County,
FZ orida .
Lots 8 and 9, Block 9, FORT PIERCE HEIGHTS, according
to the plat thereof recorded in Plat Book 1. Page 39,
St. Lucie County, Florida, Public Records.
Subject to restrictions and easements of record.
It is understood and agreed by MORTGAGOR that as a part of the
inducement to MORTGAGEE to accept the~Note secured by this
Mortgage, MORTGAGEE has considered and relied on the
creditworthiness and reliability of MORTGAGOR. MORTGAGOR
covenants and agrees not to sell, convey, or transfer any
interest in or part of the Mortgaged property, including, without
limitation, a grant of any leasehold interest to purchase,
without the p'rior written consent of MORTGAGEE, and any such
~ sale, conveyance, or transfer made without MORTGAGEE'S prior
~ written consent shall be void. If any person should obtain an
; interest in all or any part of the Mortgaged property, such event
~ shal l be deemed a transf er by MORTGAGOR and an event of def aul t
of this Mortgage. In the event of such default, MORTGAGEE shall
~ have the option of declaring all sums then aved on the Note and
~ this Mortgage securing it, accelerated, due and payable.
f If MORTGAGEE exercises this option, MORTGAGEE shall give
R MORTGAGOR notice of acceleration. The notice shall pravide a
~ period of not less than 30 days fro~ the date the notice is
delivered or mailed within which MORTGAGOR must pay all sums
# secured by this mortgage. If MORTGAGOR fails to pay these sums
~ prior to the expiration of this period, MORTGAGEE may invoke any
~ remedies permitted by this mortgage without further notice or
demand on MORTGAGOR.
6 Together with all structures and improvements now and hereafter
~ on said land, and fixtures attached thexeto, and all rents,
~ issues, proceeds, and profits accruing and to accrue from said
premises, also all gas, steam, electric, water and other heating,
cooking, refrigerating, lighting, plumbing, ventilation,
irrigating, and pawer systems, machines, appliances, fixtures,
. and appurtenances, which are now or may hereafter pertain to, or
be used wi~h, in, or on said premises, even though they be
detached or detachable.
The lien of this mortgage shall also attach to all easements or
reservations which inure to the benefit of said property whether
or not recorded.
