l9. Acceleration; Remedies. Lender shall give eotice to Borrower prior to acceleration folloNing Borrow~er's
breach of any coveeant or agreement in this Security Instrument lbut not prior to acceleration under pAragraphs 13 and 17
unless applics?bte law provides otherMise), The notice shall specity: (a) the ~efault; (b) the action required to cure the
defaulh (c) a date, not less than 30 days trom the d~te the notice is given to Borrower. by which the default must be cured;
and (d) thxt fnilure to cure the default on or before the date specified in the notice may result in acceleration of the sums
secured by this Security Instrument, [oreclosure by judicial proceeding and sale of the Property. The notice shall further
inform Borrower of the right to reinstate after acceleration and the right to assert in the foreclosure proceeding the non-
existence of a default or any other ~efense of B~rrower to accelerAtion and foreclosure. If the default is not cured on or
before the dxte specified in the notice. Lender at its option may require immediAte payment in fuli of all sums secured by
this Security Instrument without furt6er demand and may foreclose tAis Security Instrument by judicial proceeding.
Lender shall be entitled to collect all expeeses incurred in pursuing the rernedies provided in this paragraph 19~ including.
but not limited to, reasonable attorneys' fees and costs of title evidence.
20. Lender in Possession, IJpon acceleration under paragraph 19 or abandonmen~ of the Property, Lender (by
judicially appointecl receiver) shall be entitled to enter upo~, take possession of and manage the Yraperty and to collc~t the
rents of the Property including tfiose past due. Arey rents collected by Lender or the recei~er shall be applied firs~ to
payment of the costs of manageme~t of the Property and collection of rents, including, but not limited to, receiver's fees,
premiums on receiver's bonds and reasonable attorneys' fees, and then to the sums secured by this Security Instrument.
2l. Release. Upon payment of all sums secured by this Security lnstrument, Lender shal) release this Security
Instrument without charge to Borrower. Borrower shal) pay any recordati~n costs.
22. Attorneys' Fees. As used in this Security Instrument and the Note, "attorneys' fees" shall include any attorney~s'
fees awarded by an appellate court.
23. Riders to this Security Instrument. lf one or more riders are executed by Borrower and recorded tagether with
this Security Instrument, the covenants and agreements of each such rider shall be incorporated into and shall amend and
supplement the covenants and agreemenes of this Security Instrument as if the rider(s) were a part of this Serurity
