This Mortgage shall secure not only existing indebtedness, but also such future advances, whether such advances
are obligatory or to be made at ihe option of Mortgagee, or otherwise, as are made within twenty (20) years from
the date hereof, to the same extent as if such future advances were made on ihe date of the execution of this Mort-
gage, but such secured indebtedness shall not exceed at any time twice the original principat amount of this Mortgage
plus interest, and disbursements made for the payment of taxes, levies, or insurance on the mortgaged property, with
interest on such disbursements. Any such future advances, whether obligatory or to be made at the option of Mort-
gagee, or otherwise, may be made either prior to or after the date of any agreements now or hereafter secured by ~
this Mortgage. All covenants and agreements contained in this Mortgage shall be applicable to all further advances ~
made by Mortgagee to maker(s) under this future advance clause. s
Should any of the above covenants be broken then the Agreement and all moneys secured hereby shall, without
demand, if Mortgagee so elects, at once become due and payable and this Mortgage may be foreclosed, and all costs
and expenses of collection and reasonable attorneys' fees, including costs, expenses and attorneys' fees on appeal, if
collected by legal proceedings or through an attorney at law, shall be paid by Maker, and the same are hereby
secured.
IN WITNESS WHEREOF, Mortgagor has executed this Mortgage as of the date first above set forth.
THIS IS A BALLOON MORTGAGE SECURING A VARIABLE RATE OBLIGATION. ASSUMiNG THAT THE
INITIAL RATE OF INTEREST WERE TO APPLY FOR THE ENTIRE TERM OF THE MORTGAGE (A(dD AS-
SUMING THAT THE MAXIMUM CREDIT IS DRAWN UNDER THE AGREEN9ENT SECURED HEREBY), THE
FINAL PRINCIPAL PAYMENT OR THE PRINCIPAL BALANCE DUE UPON MATURITY WOULD BE APPROXI- _
MATE~Y 5.~..000.00 , TOGETHER WITH ACCRUED INTEREST, IF ANY, AND ALL ADVANCE-
MENTS MADE BY THE MORTGAGEE UI1lDER THE TERMS OF THIS MORTGAGE. THE ACTUAL BALANCE
DUE UPON MATURITY MAY VARY DEPENDING ON CHANGES IN THE RATE OF INTEREST (AND THE
