Mortgaged Property, Mortgagee r+ithout notiee to any person,
firw or corporation, is hereby authorixed and empoWered to Qeal

2.12 Diseontinuance of P~oQeedings; Posltion of Parties
Restored. If Nortgegee ahall hsve proceeded to enforee any
rig t or remedy under this Mortgage by foreclosure~ entry or
otherwise, and such proceedinga ~hall have been discontinued or
abandOned for any reason, or ~hall have been determined ~
adveraely to Mortgagee~ then and in every auch ca~Q Mortgagor
and Mortgagee ~ha7.1 be reatored to their former positions and
right~ hereunder, and all right~, poWers and remedies of
Mortgagee shall continue as if no suQh proceeding had oecurred
or had been takeh.
2.13 Remedies Cumulative. No right, poWer or remedy
conferred upon or reserved to Mortgagee by the Note, th3s
Mortgage or any other inatrument securing the Note i~ exelusive
of any other right, poxer or remedy, but each and every such
s~ right~ power and remedy shal.l be cuooulative and concurrent and
~ shall be in addition to any oth~r right, power and remedy given
hereunder or under the Note or any other instruc~ent securing
the Note~ now or hereafter existing at law~ in equity or by
statute.
