HomeMy WebLinkAbout1700 1 j , 1 i . ,I ~ enter into a contract for the management, maintenance, operation and repair of the Condominium Property, and may delegate to the manager a11 the powers and duties of the Association, egcept such as are specifically required by this Declaration, the Condominium Act or by the By-Laws, to have the approval of the Board of Directors or the membership of the Association. The Association has entered into a Management Agreement, attached hereto as F~hibit "E", which encompasses the provisions of this paragraph. B. Each Owner of a IInit not committed to the Time Sharing Plan shall: 1. Maintain in good condition and repair his Qnit and all interior surfaces within or surrounding his Unit <such as the surfaces of the wa11s, ceilings, f loors) whether or not a part of the Unit or common elements, and maintain and repair the figtures therein and pay for any utilities ; which are separately metered to his IInit. ,I 2. Not make or cause to be made, any structural addition, alteration, decoration, repair, replacement or I, change of the common elements or any portion of the building ~ without the prior written consent of the Association. ~ C. Each Unit Week Owner shall: ~ 1. Pay his proportionate share of the unit week ~ maintenance expenses and other charges attributable to IInits committed to the Time Sharing Plan, including the cost of the maintenance and repair of all interior and exterior components, the cost of maintenance, repair and replacement of all appliances, furniture, carpeting, fixtures, utensils, ~ and other personalty, and such other costs of repair, ~ maintenance, upkeep and operation as are necessary to the ~ continued enjoyment of said IInit by all said Unit Week Owners ~ therein, all of which are part of the unit week maintenance expenses. ~ 2. Not make, cause, or allow to be made, any repairs, modifications, alterations, or replacements to the common elements including limited common elements, or interior of ~IInit beine occu~ie~, or of any furnishings,l appliances, personal property,~ or the decor thereof, without the prior written consent of the Aasociation, and all other 5 Unit Week Owners of such Unit.
