D. All Owners shall:
1. Allow the Board of Directors, or the agents or
employees of any management firm or the Association, to enter
into any Unit for the purpose (1) of maintenance, inspection,
repair, and replacement of the common elements and limited
common elements, (2) of taking immediate remedial action in
cases of emergency or circumstances threatening a Unit or
IInits or the common elements, and (3) of determining
compliance with the provisions of this Declaration, the
By-Laws or rules and regulations of the Association.
2. Neither show signs, advertisements or notices
of any type on the common elements or ~Unit bein I
occu~ied, nor erect exterior antenna or aerials, except asl
consented to by the Board of Directors.
3. Be responsible for the cost to make all
necessary repairs to the common elements or to IInits owned by
others which are damaged by Owner, his family member, guests,
; invitees, lessees or other authorized occupants or visitor of
; or to the Unit beinQ occuvied, arising from or caused by anyl
~ negligent or malicious act or omission.

; E. In the event an Owner f ails to maintain the Unit as
E required herein; makes any alterations or additions without
the required written consent; or through specific use or
! abuse or due to any negligent or malicious act or omission,
~ by himself, a member of his f amily, a guest, invitee, lessee,
g or other authorize3 occupant or visitor to ~he IInit beingl
~ occu~ied, damages the common elements including limited)
~ common elements, e IInits owned bv others. the IInit bein I
~ occu~ied or the furnishings, appliances, fixtures, carpeting,l
~ utensils, other personalty and the decor of the Unit; or in
! any other way violates or threatens to violate the provisions
~ hereof, the Association shall have the right to proceed in a
~ Court of equity for an injunction to seek compliance with the
~ provisions hereof.. In lieu thereof or in addition thereto,
~ the Association shall have the right to levy a charge (which
shall constitute an "Other Charge" as defined in Section
12(C)~ above) against the Owner, for such necessary sums tol
remove any unauthorized addition or alteration and to restore
the property to good condition and repair. Where said
failure, alteration, addition, or other violation is
attributable to a Unit Week Owner, any levy of such charges
shall be limited to the Unit Week owned by said Owner and
; shall be of no force and ~ff ect as to any other Unit Week
~ Owner in said IInit.

~ Said charges shall have the same force and effect as1
~ all other Assessments. The Association shall have the
