further right to have its employees or agents, or any
subcontractors appointed by it, enter a IInit at a11
reasonable times to do such work as ia deemed necessary by
the Board of Directors of the Association, to enforce
compliance with the provisions hereof.
F. The Association shall determine the egterior color
scheme of the buildings and all other exteriors, and wa11
interior color scheme of the common elements, and shall be
responsible for the maintenance thereof, and no Owner shall
paint an exterior wall, door, window, or any exterior
surface, or replace anything thereon or affixed thereto,
without the written consent of the Board of Directors of the
Association.
G. The Association sha11 be responsible for the
maintenance, repair and replacement of the common elements
including the limited common elements and all property not
required to be maintained, repaired and/or replaced by the
Owners. Notwithstanding the Owner's duty of maintenance,
repair~ replacement and the other responsibilities as to ~h.~)
Unit beine occu~ied, as are provided in this Declaration andl
Exhibits attached hereto, the Association may enter into an
agreement with such firms or companies as it may determine to
provide certain services and/or maintenance for and on behalf
of the Owners, such as for air conditioning maintenance,
whereby such maintenance and service are provided on such
basis and for such period of time as the Association deems
advisable. Said agreements shall be on beha2f of all Owners
and the Assessment due from each Owner for common expenses
shall be increased by such sum as the Association deems fair
and equitable under the circumstances in relation to the
charge for said maintenance or service. Each Owner shall be
deemed a party to said agreement with the same foxce and
effect as though said Owner had e~ecuted said agreement. and
the Association shall execute such agreements as the agent
~or the Owners.
XIV.
The provisions of Articles 16, 17, 28, ?9, 20 and 21 are not
bezng amended and are hereby reaffirmed. Ref erence should be
ma~ie to the Declaration for the ori~inal text of these
provisions. ~
XV.
Article 22 is herebv deleted and in Iieu thereof the
followin~ Article 22 is inserted. See Article 22 of the
Declaration for the ori inal text of these provisions
