• 19. Acceleration; Remedies. Leader shall ~ive notice to Bo~rower prior to acceleration [ollowing Bor~owcr's
breach of any covenant os agreemeat in this Security Instrume~t (but not prior to scceleration under paragraphs 13 and 17
untess xpplicable law provides otherwise). The ~otice shall specify: (a) the default; lb) the accion ~equired to cure the
defauit; (c) a date, not less than 30 days trom the date the aotice is Qiren to BorroN•er, by whlch the detault must be cured;
and (d) that failure to cu~e the detault oa or Defo~e the date speclfled in the notice may result in acceleration ot the sums
secured by~ this Security Instrumeat, toreclosure by judiclal prnc4eding and sale o( the Property. The notice shall furthe~
inform Borrower ot the right to reiastate after accelention and the rlght to assert in the toreclosure p~oceeding the non-
existence of a default or any other defense of Bonower to Acceleration and foreclosure. If the default Is aot cured on or
before the date specified in the notice, I,ender at its option may ~equi~e jmmediate payment in full ot all sums secured by~

rents of the Property including thase past due. Any rents collc~:ted by l.ender or tht receiver shall be applied first to
payn~ent of the costs of management oC the Yroperty and collection of rents, including, but not limite~i tu, receiver's fees,
premiums on rerciver'~ txinds and reasonable attorneys' fees, and then to the sums srcured by this Security tnstrument.
21. Release. Upun payment of all sums secu~ed by this Security lnstrument. Lender shall releasr this Sc~urity
Ins~rument without charge to Borrower. Horrower shall pay any recordation costs.
22. Attorneys' Fees. As used in tl~is Sccurity Instrument and the Note, "attorney~ fees" shall include any attorneys'
fees awarded by an appellate court.
23. Riders to this Security Instrument. lf one or more riders are exec:uted by Borrowcr and recorded together wi~h
this Security Instrument, the covenants snd agreements oteach such rider shall be incorporatcd into and shall amend and
supplement the cavenants and agrcements of this Security Instrument as if the rider(s) were a part of this Sei:urity
