20. Lender ia Possessiou. Upon accelaation uader paragraph l9 or abandonmtnt of the Property, Lender (by
judicially appointed receiver) shall be entitled to rnter upon, take poss~sion of and manage the Property and to col-
lect the rents of ihe Property includin~g those past due. Any rents collected by Lender or the raxiver shall be applied
