Lender shall give nocice to Borrower prior co acceleration following Borrawer's ~ breach of any covenanc or agreemenc in chis Security Instrumenc (but not prior to acceleration ~nder paragraphs 1 i and 17 unless applicable law provides otherwise). The notice shall specify: Ia) the def~ult; (b) the action cequirec! to cure the default; (c) a date. noc less chan 30 days from the dace the notice is given to Borrower, by which the defaulc musc be cured; and (d ) chac failure to cure the default on or before the date specified in the notice may result in acceleration of che sums secured by chis Securicy Inscrumenc, foceclosure by judicial proceeding and sale of che Propercy. The nocice shall furcher inform Borrower of che righc co reinscace afcer acceleracion and che righc co asserc in che foreclosuce proceeding che non- existence of a default or any other defense of Borrower to acceleracion and foreclosure. If the default is not cured on or before che dace specified in the notice~ Lender ~t its option may requice immediate paymenc in full of all sums secured by chis Security Inscrumenc without furcher demand aud may fareclose chis Security lnstrumenc by judiciai proceeding. Lender shall be encicled to collect all expeoses incurred in pursuing the remedies provided in this paragraph 19, including, buc noc limiced to. reasonable atcor~eys' fees and costs of ticle evidence. 20. I.ender in Possession. Release. Upun paymenc of all sums secured by chis Securicy Inscrumenr, Lender shall release ~his Securicy~ Instrument without rharge to Borrower. Borruwer shall pay any recordation coscs. 22. Attor~eys' Fees. As used in this Seturity lnstrument and the Note, "atturneys' fees" shall include any accorneys' fees awarded by an appellace courc. 23. Riders co chis Security Instrumenc.
