brances of every nature on said property, and to annually provide
proof of payme:~t there~f to the mortgagee; to permit, commit or suffer
:~o waste, impairment or deterioration of said land or the improvements

land fully insured i~ a sum of not less than $16,000.00 in a compa~y
~r companies acceptable to the mortgagee, the policy or policies to be
held by, and payable to, said mortgagee, a~d i~ the eve~t any sum of
moaey becomes payable by virtue of such iasura:~ce, said insura:~ce
pro~eeds may be applied to the restoratioa of the property damaged if
said restoration is ec~~omically feasible a~d the mortgagee's security
is ~ot thereby lessened, but if said restoration is not economically
feasible or the mortgagee's security is lessened, the~ the mortgagee
sha~l have the right t~ receive a~d apply the same to the indebtedness
hereby secured, accou:~ti:~g to the mortgagor for a~y surp]us; to pay
all costs, charges, aad expenses, i~cluding lawyer's fees aad title
searches, reasonably incurred or paid by the mortgagee because of the
failure of the mortgagor to promptly and fully comply with the agree-
ments, stipulati~as, conditio:~s and c~ve:?a~ts of said note and of this
mortgage, or either; to perfc~rm, comply with and abide by each and
every the agreements, stipulatio~s, conditioas and covenants set forth
in said note and this mortgage or either. In the eve~t the mortgag~r
fails to pay when due any tax, assessme~t, premium or other sum of
money payable by virtue of said note and this mortgage, or either, the
mortgagee may pay the same, without waiving or affecting the opti~a to
fnreclose or any ~ther right hereu~der, and all such payme:?ts shall
bear i~terest from date thereof at the highest lawful rate the~ al-
lowed by the laws of the State of Florida.
IF all or any part of the property ~r aay iaterest i~ it is sold or
tra:~sferred without the mortgagee's prior written consent, mortgagee
may, at its option, require immediate payment in full of all sums se-
cured by this m~rtgage. If mortgagee exercises this optio~, mortgagee
shall give mortgagor ~otice of acceleration. The notice shall provide
a period of not less tha:~ 30 days from the date the notice is deli-
vered or mailed within which mortgag~r must pay all sums secured by
this mortgage. If mnrtgagor fails to pay these sums pri~r to the ex-
piration of this period, m~rtgagee may i:~v~ke a~y remedies permitted
by this mortgage a~d the aote it secures without further :rotice or de-
ma:~d o:~ mortgagor .
IF aay sum ~f m~aey hereia referred to be ~ot promptly paid withi:~
thirty (30) days :~ext after the same becomes due, or if each and every
the agreements, stipulati~ns, c~nditions and coveaants of said ~ote
a~d this mortgage, or either, are not fully performed, complied with
a:~d abided by, then the e:~tire sum me~tioned in said note, a~d this
mortgage, or the entire balance u~paid thereon, shall forthwith or
