SPBCIAL WARRANTY DEED
THZS INDENTURE, made this 24 day of January , 1990 , between
BURG b DIVOSTA CORPORATION, a Florida Corporation, whose principal office
is located at 10358 Riverside Drive, Palm Beach Gardens, Florida 33410,
hereinafter referred to as "Grantor" (I.D. ~59-1615110), and
CRAWFORD D. KINNEY and KATHLEEN C. KINNEY, his wife
whose post office address is 59 Dudley Road, Hampden
State of Maine 04444 hereinafter referred to as "Grantee"
(I.D. ~ 007-09-3094 )
W I'P N E S S E T H
That Grantor, for and in consideration of the sum of Ten (510.00)
Dollars and other good and valuable consideration paid by Grantee, the
receipt of which is hereby acknowledged, has granted, bargained, conveyed
and sold to Grantee and Grantee's heirs and assigns forever, the following
described real property situated, lying and being in St. Lucie County,
Florida, to-wit:
Lot 6, St. Lucie West Plat No. 12 - THE HAMPTON AT
ST. LUCIE WEST, according to the plat thereof as recorded
in Plat Book 27, pages 21, 21A through 21B, Public Records
of St. Lucie County, Florida.
Grantee, by acceptance hereof, and by agreement with Grantor, hereby
~ expressly assumes and agrees to be bouncl by and to comply with all of the

covenants, terms, conditions and restrictions set forth and contained in
' the Declarations of Covenants, Conditions, and Restrictions for St. Lucie

West Country C1uU Estates and for St. Lucie West Master Association,
~ including but not limited to, the obligation to pay assessments for the
~ maintenance and operation of the St. Lucie West Country Club ~states
; Associati~n, Inc., and the St. Lucie West Dlaster Association, Inc.

This conveyance is made sunject to the following:
° 1. Real estate taxes fer the year 1990 and subsequent years;

~ 2. Applicable zoning regulations and ordinances;

r 3. Perpetual easement for encroachments now existing or here-
after existing caused by the settlement or movsment of
improvements or caused by minor inaccuracies in building
or rebuilding.
This conveyance is made in contemplatian of the formation of a Section
190.005 (1)(a)2, Florida Statutes (1985), "Corr~munity Development ~istrict"
which will encompass within its boundaries the property being conveyed
by this Deed.
By acceptance of this Deed:
" (1) Grantee hereby gives its fuli, irrevocable, and unqualified
~ consent to the establishment of the Corranunity Development District.
