21. !~tortgagor further covenants and agrees that at the request of Mortgagee to furnish a standard tennite bond insuring agaicut damage
by infestation on the buildings now or he~+eafter located on tbe mortgaued property, in sueh amounts and terms, and with such company as
approved and required by Mortgagee; and in the event Mortgagor does not comply with this covenant Mortgagee shall have the same rights
to obtain same as iasurance coverage under covenant sr3 hercof.
22. T6at in the event that thLt mortgsge is pven to serure a constraction loan, failure on the part oE the ~tortgagor or the ~tortgagor's
contractor, architect, ea~ineen, or sub-contracton to comply with the terms of the Coastruction Loan Agreement Qf e~~en date herewith,
~•h;~h ~s by reference incorporated hercin, shall, at the option of the Mortgagee, constitute a default hereunder.
23. If the mortgaged premises is other than a one to fow family dwelling, the Mort agor covenants and agrees that he will, not later
than thirty (30) days after the end of the fiscal year, fi~mish unto the Association a comp~te and accurate balance sheet and profit and loss
statemeat reflecting the Mortgagor
s liabilities as well as profit and bss for the fiscal year, and such balance sheet and profit and loss state-
ment shall be pcepared by a certified public accountant licYnsed in the State of Flarida, and shall be certified as being correct by such ceRi-
fi~~l public accountant.
24. If any of the sums of monep hereia referred to be not promptly and fully paid within thirty ( 30 ) days next after the same se~~erally
become due and payabla, or if each and every the stip ulations, agroements, conditioas and rnvenants of said promicsory note and this mort-
age, or either, are not duly performed, complied with and abided by, the a~ ggregate sum mentioned in said proniissory note shall become
~ue and payable fo~thwith or theceafter at the option of the Mortgagee, as fully and eompletely as if said agRregate sum of money was origi-
nally stipulated to be paid on such doy, everything in said promissory notr ar herein to the contrary notwithstandinY.
25. In the event that the Mottgagor makts payment by check or checks that the Mortgagor has failed to propedy endorse, the
~tortqagor dces hereby appoint the Mortgagee u its attorneyin-fact to supply on behalf of the ~to~tgaAor any aad all endocsements necessary
to negotiate said check or checks and the Mortgagor agrxs to hold the \tortgagee harmless from any liability whatsoever for supplying said
endorsement. In the event the Mortgagor shall cash a check for the Mo:teagor and same shall be retumed for insufficient fuads or any other
reason so that the Moctgagee is unable to oollect its monry, then tbe Mortgagor hereby authorizes the \tort¢agee to add said sum to the
principal balance of this mortgage and said sum shall be secured by said promissory aote and mortgage as though it was an additional ad~•ance
~~nder the terms and eonditions of this mortgage.
