(4) Grantee hereby appoints Grantor, with full power of
substitution, as its attorney-in-fact for the purpose of executing
whatever instruments, documents, or consents as may be necessary at
any time to evidence consent to the establishment of a Community
Development District pursuant to Section 190.005(1)(a)2, F.S. (1985).
Said power of attorney is a power coupled with an interest and shall
be irrevocabl~ and shall survive the dissolution, liquidation,
reorganization, or any other changes in the legal status of Grantee
and shall bind all heirs, successors, mortgagees, grantees, or assigns
of Gran~ee.
FURTHER, GranteE agrees, covenants and affirms that this '
covenant runs with the land and shall bind all heirs, successors,
assigns, or subsequent gr~ntees, mortgagees, or owners of the
property being conveyed by this Deed. With e3ch residence
constructed, Grantee shall, at Grantee's expense, fully wire the
premises for complete connection to private cable television services
for not less than four (4) cable television outlets in accordance
with Grantor's precise specifications, as revised from time to time.
• To the fullest extent possible, Grantee shall ensure that each unit ~
owner will have the obligation to remit to the The Villages at St. ~
Lucie West Association, which includes that owner's unit, the ~
applicable monthly charge plus applicable tax for basic cable ,
television service. ;

TOGETHER with all the tenements, hereditaments and apx~urtenances ~
thereto belonging cr in anywise appertaining, j

TO HAVE AND TO HOLD, the same in fee simple forever.
AND the Grantor nereby covenants with said Grantee that the !
Grantor has good right and lawful authority to sell and convey said
i land, and hereby fully warrants the title to said land and will '
~i defend the same against the lawful claims of all persons whomsoever
i and that said land is free of all encumbrances.
