BEFORE ME the undersigned authority, personally appeared ~
JANICE L. RUSSELL, who after first being duly sworn, deposes and
says:
1. She is an attorney licensed to practice law in the Stat
eof Florida and she prepared the Declaration of Termination of
Betelgeuse Largesse Groves, a Condominium according to the
Declaration thereof, as recorded in Official Records Book 368 at
Page 2404, Public Records of St. Lucie County, Florida, and 'i.
following its execu~ion, was given custody of such Declaration of i
Termination, by the declarant named therein, Milton H. Hatfield,
with instructions as to its recordation. '
' 2. She prepared the Warranty Deed conveying the below '
~ described property from Milton H. Hatfield, as Trustee to Paul H.
` Freeman, as Trustee and Bruce L. Scheiner and Cheryl A. Scheiner,

s 3. She was given custody of the aforesaid executed Warranty I
~ Deed and was instructed by Milton H. Hatfield to deliver it to the
Grantees named therein, conditioned upon the prior recordation of ~
~ the aforereferenced Declaration of Termination, so that the
€ delivery and recordation of the Declaration of Termination would i
f occur prior to the delivery and recordation of the Warranty Deed ~
t referenced in Paragraph 2 above. ~

~ 4. The undersigned has caused to be delivered and recorded
s in the public reccr3s of St. Lucie County, the documents referenced
~ in Paragraphs 1 and 2 above in accorance with the instructions
