systems, call systems, sprinkler systems and other fire prevention ~
and extinguishing apparatus and materials, motors, automobiles,
machinery, pipes, appliances, equipment, fittings and fixttires,
good will and books and records relating to the business operated
on the Real Estate. Without limiting the foregoing, Mortgagor
hereby grants to Mortgagee a security interest in all of ~
Mortgagors' present and future rights, titles and interests in and
to such portions of the Premises (as hereinafter defined) as may ~
be the subje~t of a"security interest" within the meaning of the ~
Uniform Commercial Cnde of the jurisdiction applicable thereto, ~

and Mortgagee shall have, in addition to all rights and remedies
provided herein, and in any other agreements, commitments and
under-takings made by Mortgaqor to Mortgagee, all of the rights
and remedies of a"secured party" under the applicable Uniform
Cammercial Code. To the extent permitted under applicable law,
this Mortgage shall be deemed to be a"security agreement". If the
2ien of this Mortgage is subject to a security interest covering
any such personal property, then all of the rights, titles and
interests of Mortgagor in and to any and all such pers~nal
property, including "equipment", "proceeds" and "general
intangibles", are hereby assigned to Mortgagee, together with the
benefits of all deposits and payments now or hereafter made thereon
by Mortgagor;
TOGETNER with all of Mortgagor's rights, titles and
interests in, to and under any and all leases and service contracts
of any nature relating to any of the Equipment;
