TOGETHER with all subleases, leases, lettings, rental
agreements, occupancy agreements and licenses of the Real Estate
or any part thereof now or hereafter entered into (collectively the
"Subleases" and individually a"sublease") and all rights, titles
and interests of Mortgagor thereunder, including, without
limitation, the right of Mortgagor in respect of cash, promissory
notes and securities deposited thereunder and the rights to raceive
and collect the rents, issues, profits and any other sums payable
thereunder (collectively the "Profits");
TOGETHER with all unearned premiums, accrued, accruing
j or to accrue under insurance policies now ar hereafter obtained,

or caused to be obtained, by Mortgagor and Mortgagor's interests

' in and to all proceeds of the ccnversion, voluntary or involuntary,

~ of the Premises or any part thereof into cash or liquidated claims,
including, without limitation, proceeds of casualty insurance,

` title insurance or any other insurance maintained on the Real

g E tate and the Equipment or any part of either thereof, and

~ Mortgagor's interests in all awards and/or other compensations
~ ~"Awards") heretofore and hereafter made to the present and all

~ subsequent owners of the Real Estate and the Equipment by any

~ governmental or other lawful authorities for the taking by eminent
domain, condemnation or otherwise, of all or any part of the
Premises or any right therein, including AwardS for any change of
grade of streets;
; TOGETHER with all of Mortgagor's rights, titles and
~ interests in, to and under any licenses or permits for the sale or
