(iii) if a sprinkler system shall be located in the '
Improvements, sprinkler leakage insurance;
(iv) comprehensive public liability insurance with ~
respect to the Real Estate and the operations related thereto,
whether conducted on or off the Real Estate, against liability for
personal injury, inc2uding bodily injury and death, and property
damage. Such comprehensive public liability insurance shall be on
an occurrence basis if available; provided, however, that if the
cost for such insuYance sha12 be prohibitive or such insurance is
no longer obtained by a majority of persons operating properties
~ similar to the Real Estate and conducting operations similar to the

4 operations of Mortgagor, then Mortgagor shall so notify Mortgagee

~ reasonably reguire, and which insurance shall specifically include,

but not be limited to, sprinkler leakage legal liability (if a -

~ sprinkler shall be located in the Improvements), water damage legal

~ liability, motor vehicle liability for all owned and non-owned

~ vehicles, including rented and leased vehicles, and contractual
~ indemnification;

~ (v) contingent liability insurance in connection with
~ any loss arising from the fact or claim that any Improvement is or
~
~
` is deemed to be a non-conforming property; and
(vi) such other insurance in such amounts as may from
time to time be reasonably required by Mortgagee against such other
insurable hazar~s as at the time are commonly insured against in
~

~ the case of properties similar to the Real Estate and located in
