operations conducted at the Real Estate.
2. (a) All insurance provided hereunder shall be in such
form and in such amounts as, from titr~e ta time, shall be acceptable i
to Mortgagee, in its reasonable discretion shall name Mortgagee as
a named insured under a standard "non-contributory mortgagee"
endorsement or its equivalent, which shall be acceptable to
Mortgagee, shall provide for 3oss payabZe ~o Mortgagee and sha11 ~
be provided by insurance companies which have a Best's rating of ~
least "A+XII". Anything contained herein to the contrary
not~rithstanding,in no event shall the insurance provided under
clause (a)(i)(v) of Paragraph 1 or under clause (a)(ii) of
Paragraph 1 be in an amount which is less than One Hundred Percent .
(100~) (or whatever percentage is necessary to avoid being deemed
' a co-insurer by the insurance company providing the insurance) of

the full replacement cost of the Improvements and the Equipment, ~
~ including the cost of debris removal, but excluding the value of
~ foundations ,footings and excavations, as determined from time to
time by Mortgagee. Every policy of insurance referred to in
; Paragraph 1 and this Paragraph 2 shall provide that such policy may
~ not be cancelled or chanyed except upon thirty (30) days' prior
written notice to Mortqagee of the intention of non-renewal,

cancellation or change and that na act or thing done by Martgagor
shall invalidate the policy as against Mortga~ee. Any loss payable '

under every such policy shall be payable notwithstanding any act j
or negligence of Mortgagor or Mortgagee which might, absent such ~
