premium or premiums (i) shall be deemed to be Indebtedness, (ii)
shall be a lien on the Real Estate prior to any right or title to,
or interest in, or claim upon, the Real Estate subordinate to the
lien of this Mortgage, and (iii) shall be immediately due and
payable, on demand, together with interest therean at the
Delinquency Rate (hereinafter defined), from the date of any such
payment by Mortgagee to the date of repayment.

amount of insurance required to be provided pursuant to the
provisions of clause (a) (i) (v) of Paragraph 1 and clause (a~ (ii)
of Paragraph 1 at the time that each such policy of insurance is

E thirty-six (36) month period} by using the F.W. Dodge Building
~ Index to determine whether there s:~all have been an increase in the

~ replacement c~st of the Zmprovements and the Equipment since the
f most recent adjustment to any such policy and, if there s;~all have

` been any such increase, the amount of insurance required to be
~ ro~~ided hereunder shall be ad'usted accordingly.

~ (f) Mortgagor promptly shall ccmply with, and shall cause the
~ Improvements and the Equipment to comply with, (i) all of the
~ provisions of each such insurance policy, and (ii) all of the

~ requirements of the insurers thereunder applicable to Mortgagor or
to any of the Improvements or the Equipment or to the use, manner
of use, occupancy, possession, operation, maintenance, alteration,
' repair or restoration of any of the Improvements or the Equipment
~
= even if such compliance would necessitate structural cr,anges or
