for any and all costs an3 expenses paid by Mortgagee in connection
with the curing of any Event of Default, together with interest at
the Delinquency Rate from the date such costs and expenses are paid
until the same are paid to Mortgagee, and (ii) Mortgagee shall be
entitled to apply any sums then held by it pursuant to the
provisions of this Mortgage to the curing of such Event of Default
or to reimburse Mortgagee for the reasonable costs and expenses
incurred in connection therewith; and/or
(10) pursue such other remedies as Mortgagee may have
under appli~ahle law.
! (b) The purchase money proceeds ar avails of any sale

~ made under or by virtue of this Mortgage, together with any other

` sums which then may be held by Mortgagee under this Mortgage, shall

~ be applied as follows:

' First: To the cost of curing any Event of Default under
i the Lease.
:
Second: To the payment of the costs and expenses of any
such sale, including reasonable compensation to Mortgagee's agents
~ and counsel, and of any judicial proceedings wherein the same may
~
~ be made, and of all expenses, liabilities and advances made or
~
~ incurred by Mortgagee under this Mortgage, tagether with interest
~ as provided herein on all advances made by Mortgagee and all Taxes
or assessments then due and payable, except Taxes, assessments or
other charges subject to which the Premises shall have been sold.
~ Third: To the payment of delinquency and late charges
~
~ remaining unpaid hereunder or under the Note.
