and in accordance with the provisions of 42 U.S.C. Para 9607 as
amended or any other federal, state or local regulations relating
to hazardous substances, Mortgagor shall, within thirty (30) days
from the date that Mortgagor is given notice that the lien has been
placed against the Premises or within such shorter period of time
in the event that steps have been commenced to cause the Premises
to be sold pursuant to ~he lien, either pay the claim and remove
the lien from the Property or furnish a bond satisfactory to
Mortgagee in the amount of the claim out of which the lien arises
' or other securities reasonably satisfactory to Mortgagee in amount

~ sufficient to discharge the claim out of which the lien arises.

~ 21. This Mortgage cannot be changed orally.

~ 22. Mortgagor agrees to permit Mortgagee to enter upon and

~ inspect the real estate at all reasonable hours.

' 23. This Mortgage shall, for all purposes, be governed by and
~ construed in accordance with the laws of the State of Florida.

; 24.A. This Mortgage r.?ay at any time, and from time to time,

~ be prepaid in whole or in part in amounts in excess of twer.ty five

~ thousand ($25,000.00) dollars upon thirty (30) days' prior
~ irrevocable written notice to Mortgagee, without any prepayment

~ premium; provided that Mortgagor pay to Mortgagee accrued interest

~ unpaid, late ar delinquency charges, and all other sums then due
under the Note and this Mortgage, and if Mortgagor is then in
default, provided Mortgagor pay to Mortgagee all expenses incurred
, by Mortgagee in connection with such default, including reasonable
