SPECIAL WARRANTY DEED
THIS SPECIAL WARRANTY DEED, made as of theG~~" day of
January, 1990, by A. DUDA & SONS, INC., a Florida corporation
(hereinafter called the "Grantor"), to HORIZONS ST. LUCIE
ASSOCIATES, a Florida partnership, whose post oftice address is
1645 Palm Beach Lakes Boulevard, Suite 480, West Palm Beach,

Florida 33401 (hereinafter called the "Grantee"):
(Wherever used herein, the terms "Grantor"
. and "Grantee" include all the parties to this
instrument and the assigns and successors-in- ~

corporations).

That the Grantor, for and in consideration of the sum

of Ten Dollars ($10.00) and other valuable considerations, ;
receipt whereof is hereby acknowledged, by these presents does

! grant, bargain, sell, alien, remise, release, convey and confirm

~ unto the Grantee, an undivided one-half (1/2) interest in and to

; that certain real property (herei.nafter called the "Land")

E situate in St. Lucie County, Florida, described in Exhibit "A",

attached hereto and incorporated herein by reference, '

~ TQGETHER with all of the tenements, hereditaments and

~ apgurtenances thereto belonging or in anywise appertaining,

i TO HAVE AND HOLD the same in fee simple forever.

i AND the Grantor hereby covenants with said Grantee that

~ the Grantor is lawfully seized of the Land in fee simple; that
~ the Grantor has gocd right and lawful authority to sell and
convey the Land; and hereby warrants the title to the Land and
will defend the same against the lawful claims of all persons
claiming by, through or under the Grantor but against no others.
This conveyance is subject to the lien for taxes for the year
_ ending December 31, 1990 and to those matters and things
