to the benefit of Grantee and Grantee's assigns and successors-
in-interest and title including, but not limited to, all
successors-in-title in and to all or any portion of the Dominant
Estate.
3. Grantor hereby covenants with said Grantee that
the Grantor is lawfully seized of the Servient Bstate in fee
simple; that the Grantor has good riqht and lawful authority to
grant and convey the Easement; that there are no liens or
encumbrances against the Servient Estate which are superior to
the Easement except for taxes for the year endinq December 31,
1990; and that Grantor hereby warrants the title to the Servient
Estate and will defend the same against the lawful claims of all '
persons claiming by, through or under the Grantor but against no
others.
IN WITNESS WHEREOF, the Grantor has caused these
presents to be executed in its name by its corporate officer
thereunto duly authorized, and its corporate seal to be hereunto
affixed, and has intended this instrument to be and become
effective as of the day and year first above written.
