19. Acceleration; Remedies. Lender shall give notice to Borrowe~ prior to accele~ation folloNing Bor~ow~er's
breach of any covenant or agreement in this Seca~ity lnstrument (but not prior to acceleration under paragraphs 13 and 17
unless applicable law provides otherwise). The notice shall specify: (a) the defaulh ib) the action required to cure the
defaulh tc) a date, not less than 30 days from the dsite the notice is given to Borrower, by w~hich the default must be cured;
and (d) that failure to cure the de[sult on or aefose the date specified in the notice may result in acceleration of the sums
serured by this Security Instrument, foreclosure by judiciai proeeeding and sale of the P~operty. The notice shail further
inform Borrower ot the right to reinstate after acceleration and the right to assert in the foreclosure proceeding the non-
existence of a de~rult or any other defense of Borrower to acceleration and foreclosure. lf the default is not cured on or
before the date specified in the notice, Lender at its option may require immediate payment in full uf all sums secured by
this Security lnstrument without (urther demaad and roay (oreclose this Security lnstrument by judicia! proceeding.

20. Lender in Possession. Upon acceleration under paragraph 19 or abandonment of the Property, Lender (bp

rents of the Property including thuse past due. Any rents collc~:ted by Lender or the receiver shall be applied first to

premiums on rec;civer's tx~nds and reasonable attorneys' fees, and then to the sums secured by this Securit~• Instrumrnt. I
21. Release. Upon payment of all sums secured by this Security Instrument. Lender shall release this Sc~:urity I
Instrument without charge to Borrower. &~rrower shall pay any recordation costs.
22. Attorneys' Fees. As useci in this Security Instrument and the Note, "attorneys' fees" tih~l! include any atterneys'
fees aw•ardrd by an appellate cos~rt.
23. Riders to this Security Instrument. If ane or more riders are executed by Borruwer and recorded togethrr with I
this Security Instrument, the covenanls and agreements of each such ride~ shall be incorporated into and shall amend and
supplement the covenants and agreements of this Sec.urity Instrument as if the rider(s) were a part of' this Security
