19. Acceleratiun; Remedies. I.ender shall give notice to Borrower prior to acceleration fotlowing SorruNer's
breach of any covenant or agreement in this Security Instrument (but not prior to aceeleratiun under paragraphs 13 and 17 ~
unless applicable !aw provides otherwise). The notice shxli specify: ta) the dePault; (b) the action required to cure the ~
default; (e) a date, ~ot less than 3Q days from the date the notice is given to Borrow~er, by which the default must be cured;
and !d) that failure to cure the default on or before the date specified in the notice may result in acceleratioe of the sums
secured by this Security Instrument, foreclosure by judiciAl proceeding and saie of the Property, The notice shall further i
inform Borrower of the right to reinstAte atter acceteration and the right to assert in the foreclos~re proceeding the non-
existence of a de'ault or any other detense of Borrower to a~celeration and fareclosure. If the default is not cured on or i
