19, Acceleration; Remedies. Ixnder shall give notice to IIorroHer prior to acceleration folluwing Borrower's ~
. breach of any covenant or agreement in this Security Instrument (but not prior to acceleration under paragraphs 13 and 17 ~
unless applicable law provides otherwisz). The nolice shall specify: (a) the defsult; (b) the action required to cure the
default; (c) a date, not less than 30 days from the date the notice is given to Borrower, by which the default must be cured;
and (di that failure to cure the detault on or b~fore fhe dste specified in the notice may result in acceleration of the sums ~
secured by this Security Instrument, foreclosure by judiciai proceeding and sale of the Property. The notice shall further ~
inform Borrower of the right to reinstate after acceleration and the right to assert in the foreclosure proceeding tht non-
existence of a default or any other defense of Borrower to acceleration and forcclosure. If the default is nol cured on or
before the date specified in the notice. Lender at its option may require immediate payment in full of all sums secured by
this Security Instrument without further demand and may foreclose this Security lnstrument by judiclal proceeding.

20. Lender in Possession. Upon acceleration under paragraph 19 or abandonment af the Pro~erty~, Lender (b~~

rrnts of the Property including thcxe past due. Any rents colleeted by Lender or the recei~er shall be applied hnt to

premiums on receiver~s bonds and reasonabte attorneys' fees, and then to the sums serured by~ this Securit~• Instrument.
21. Release. Upon payment of all sums secured by this Security Instrument, Lender shall release this Sc~urit~
Instrument without charge to Borrower. Borrow~er shall pay any recordation costs. ~
22. Attorneys' Fees. As used in this Security [nstrument and the Note, "attorne}~s' fees" tihall include an} attornr~
feet aw~arded by an appellate court.
23. Riders to this Security Instrument. If one or more riders are ezecuted b~- Borrow~er and recorded together w ith
this Security Instrument, the ~ovenants and agreements of each such rider shall be incor4wrated into and ~hall amend and
